Skim Rumah Pertama Ku.. berita baik utk pekerja swasta

bahagia aku bila dengar kerajaan umum kan ada Skim Rumah Pertama Ku (SRP) ni. FYI, bagi penjawat awam, kamu patut lagi berlipat kali ganda rasa bahagia sebab sebelum ni kamu di provide kan dengan government loan. or else, bertambah untung, kalau umur x panjang pun, rumah tu akan kekal menjadi hak milik korang secara free, aku tau benda ni sebab ayah aku ex-army. x ke bahagia tu? tapi bagi pekerja swasta macam aku ni lelah beb. nak cekau 10% down payment beli rumah, nak2 kalo ko tringin beli rumah harga rm300k, kalo 10% mau nak kena dulukan rm30k, then kalo agak2 umur ko baru 25tahun, even gaji rm3k, tapi keja baru 3 tahun, agak2 balance akaun kedua kat kwsp ada brapa?hahaha..sebab tu la bulan2 aku gigih bayar sewa rumah kat owner T__T

aku selalu adore dgn penjawat awam, tapi sesetengah kawan aku yang kerja under kerajaan selalu mempersoalkan yang bekerja swasta gaji lebih tinggi. aku admit benda tu, tapi kalo ko tengok workflow orang keja swasta ni, mau menangis 3hari 3malam beb..bak kata bos aku; "everyone in this company will wear 2 hats" haa..boleh bayangkan x? even kerja tu x indicate dalam offer letter ko, tapi ko kena buat jugak keja orang lain..hangin aku~~ eh eh ni da mengomel hal dalam kain sendiri ni..haha

da enough2..so skim SRP ni memberi satu keuntungan pada org muda belia dgn gaji dibawah rm3k utk memiliki rumah. syarat2 dia sgt mudah weh, kalo korang tengok syarat2 dia pun, aku pasti 90% drpd korang semua memenuhi ciri. tapi yang jadi isu sekarang dia ikat brapa tahun aku x pasti. normally, beli rumah ikat 25tahun. kalo under skim ni aku x pasti. atau pun mungkin juga sama 25tahun, tapi installment mungkin tinggi. so jangan la terburu2, baik pikir panjang ok

kita amik calculation mudah la eh, skim ni maximum gaji adalah rm3k, maximum house loan rm220k, beserta 100% pinjaman. kata kan lah..ni kata kan lah eh.. gaji aku rm3k, kalo bersih rm2600 la.. utang keta, utang kad kredit, utang MARA, duit bagi mak.. balance brapa?haha. so kalo aku rembat max house loan rm220k, disebabkan pinjaman 100%, so kat situ da markup harga installment. mau rm900 ke rm1000 sebulan, aku rasa la, atau mungkin lebih. so tolak utang piutang, ko rasa tinggal brapa balance ko tiap2 bulan? haha..kena ingat, dulu xde duit, bole makan burger rm1, tapi skang burger pun da rm3, so nk mkn apa?hahaha

ini terpulang pada masing2, mungkin sesiapa yang xde big commitment, macam ko laki bini, pakai satu keta je, anak sorang, duit PTPTN/MARA pun agak bayar x berapa nak bayar.. bole la kot yg si bini amik skim ni. so laki ko bayar utang2 lain, bini bayar utang rumah. amboi aku plak mengajar..haha.
aku personally prefer aku letak 10% downpayment, so installment aku pun akan kurang sikit plus range harga rumah yg nak dibeli pun besa sikit, ko pikir la rm220k nak rumah cantik tersergam kat country height memang x la.. kat JB mungkin harga rumah still in range, macam aku ni ha nak blk KL blk, dengan rm220k..alahai lemah longlai aku dengar.. tapi currently la aku cakap macam ni, x tau la esok lusa aku berubah fikiran amik skim SRP ni. tapi kan hangin tadi masa aku nk masuk official website skim ni. try korang search: http://www.srp.com.my/ then bgtau aku hangin ke x ok? @~@

kalo guna skim tu, beli rumah macam ni boleh x? hoho


p/s: pemaju perumahan diharapkan jangan gedik2 ko letak harga mahal2 pasni

ok dia mcm ni tau nano, kalo dulu xde skim ni. bank akan bg u buat loan 90% je, so lagi 10% tu u kena byr sendiri. normally org amik 10% dr akaun ke-2 kwsp. kira mcm beli keta la, kalo byw downpayment 10%, installment bln2 murah la skit kalo nak compare dgn x byr downpayment lgsg.

utk skim ni pulak, bank akan bg 100% loan, so u x pyh susah2 carik 10% utk buat downpayment. untung nya part mula2 nak beli umah la. tapi bila bayar bulan mungkin mahal skit la daripada org yg letak downpayment. ok? haha..pening afni type @~@
